Dear Plum Creek North Master Homeowner:

The Plum Creek North Master Homeowners Association, Inc., (“PCNMA”), has been turned over from the Declarant to the Homeowners due to the final stages of home build out in the Plum Creek North Master. This notice is being mailed after assuming control from the Declarant pursuant to section 38-33.3-303 (5) of the Colorado State Statues.

At a Special Meeting of the Association held on April 25, 2006, homeowners elected the following board members to the Plum Creek North Master Homeowners Association: Player Crossing owner, David Littler, President, to a term expiring in November 2008; Fairway Vistas II owner, Curt Maddock, Vice President, to a term expiring November 2007; Fairway Vistas II owner, Frank Gappa, Secretary-Treasurer, to a term expiring November 2008; and two Members at large, Peter Rinehart, term expiring November 2007 and Players Crossing owner, Jim Ellington, a term expiring November 2007.

The Plum Creek North Master Homeowners Association is comprised of the following Sub-Associations:

• Fairway Vistas II
• The Knolls
• The Peninsula
• Players Crossing
• Ryder’s Cup
• Diamond Head
• Augusta Pointe
• The Highlands
• Sawgrass Condominiums
• Sawgrass Townhomes

Each of these Sub-Associations is managed by management companies hired by the Sub-Associations Board of Directors. Each of the Sub-Associations collect monthly homeowners association dues and the monthly $4.00 PCNMA dues are included in that monthly fee.

At the first meeting of the newly formed Board of Directors a mission statement was adopted and can be viewed on the PCNMA website along with other pertinent information: www.plumcreeknorthmaster.com The financial statements are password protected. The password is XXXXXX

The PCNMA also has an Architectural Control Committee. All exterior modifications made to your residence must first be approved by the PCNM ACC. Submittals must first be made through your Sub-Association Management Company with the exception of The Peninsula and Ryder’s Cup HOA’s.
